The 247 Giant • New servicing offer

Annual Boiler Servicing Terms

Draft for review — not open for acceptance. Version 13 October 2026. No payments or new agreements are being accepted through this website. Final business address, payment-provider details and cancellation charging provisions must be confirmed before launch.

1. Who provides the service

The 247 Giant Limited, company number 12249680. Contact accounts@247homerepair.club or 0333 305 0677. Our geographical business address and address for written cancellations will be supplied in the final terms and order confirmation before purchase. These terms apply only to new annual servicing agreements. Existing agreements continue under their own terms.

2. Your agreement and annual price

We check your named boiler, property, fuel type and service area before accepting an order. Your agreement starts when we send written acceptance confirming the boiler, service year, price, appointment arrangements and payment schedule. An enquiry or mandate alone is not our acceptance. The standard homeowner annual price is £107.88, paid upfront or in twelve monthly instalments of £8.99 by Direct Debit. The displayed consumer price must include any applicable VAT; no additional mandatory fee will be added without disclosure before purchase. Monthly instalments spread the annual price; six instalments (£53.94) are not the full annual price.

3. First service and subsequent services

The monthly option qualifies for the first service after six successful scheduled monthly payments have settled. Failed or returned payments do not count. Paying several monthly instalments early does not shorten this period unless we expressly agree to switch to annual upfront payment. Annual upfront customers can book without the six-payment wait after their full payment settles. All appointments remain subject to confirmed eligibility and availability.

One service is included per agreed 12-month service period. We record the first service date and agree subsequent annual servicing approximately 12 months after the previous service, subject to renewal. Your confirmation will identify each service period and due window so renewal does not create an extra service or an unintended delay. Do not delay maintenance required sooner by your boiler warranty or an existing gas-safety deadline.

4. What the boiler service includes

A Gas Safe registered engineer qualified for your appliance follows the manufacturer's servicing instructions. Appropriate checks may include visual inspection, flue and ventilation, controls and safety devices, gas pressure or heat input, combustion analysis, and routine inspection and cleaning of serviceable components. The engineer provides a service record and explains faults and required safety action. Exact tasks depend on the appliance and manufacturer.

5. What is excluded

No boiler breakdown cover, insurance policy, insurance claims, emergency callouts, repairs, replacement parts, replacement boilers, powerflushing or heating-system, plumbing, electrical or other appliance repairs are included. Building work, access work and reinstatement are excluded. A boiler service does not guarantee future reliability, fuel savings, manufacturer warranty or whole-property gas safety. Chargeable work requires a separate quote and your agreement.

6. Proposed landlord service and CP12

The proposed landlord option is £155.88 annually, or twelve monthly payments of £12.99. It would include the agreed boiler service and a landlord gas-safety inspection and record, often called a CP12. This option is not available for purchase until we confirm the appliance list, flues, engineer costs and exact included scope in writing. Every landlord-provided gas appliance must be disclosed; additional appliances must be priced and agreed before purchase. The record reflects inspection findings and is not a promise that appliances will pass. Repairs are excluded. Landlords remain responsible for statutory inspection dates, remedial action and supplying records to tenants. A qualification wait must never postpone a legally due inspection.

7. Appointments and access

We agree an appointment or realistic booking window before purchase and contact you when the monthly plan qualifies. Qualification does not promise same-day attendance. You must provide safe, clear access to the boiler and relevant flue, working utilities, authority to arrange work and an adult aged 18 or over for the visit. Tell us about known faults, access restrictions and support needs. An engineer may stop work where it is unsafe or access is inadequate and will explain why. Safety procedures and statutory duties still apply.

Please give at least 24 hours' notice to rearrange where possible. We consider emergencies and circumstances outside your control. Any missed-visit charge must be disclosed and accepted before booking, reflect reasonable actual loss after avoided costs and mitigation, and must not be a penalty. No fixed missed-appointment fee is agreed in this draft. If we miss or cancel an appointment, we offer a prompt rearrangement; if we cannot provide the service within the agreed or a reasonable time, you may cancel for the appropriate refund without a cancellation penalty.

8. Direct Debit and failed payments

Bank details will be entered through the approved provider's secure mandate process, separately from the enquiry form. Before authorisation you will see the collecting organisation, payment amount, frequency, first collection date, advance-notice arrangements and Direct Debit Guarantee. We will give required advance notice of collections or changes. We will not use a mandate for unagreed extra services or automatically transfer existing customers.

If a payment fails, we notify you, explain the amount due and give at least 14 days to resolve it or discuss difficulties before terminating for non-payment. We do not book or carry out a qualifying service while the required instalments remain unpaid. A suspension does not create indefinite new charges: we explain the repayment or cancellation options and stop future collections when the agreement ends. Any collection retry follows provider requirements and notice. No automatic late-payment penalty is included. Cancelling a mandate does not itself cancel the service agreement; contact us as well. The Guarantee is separate from your contractual and statutory rights.

9. Cooling-off rights

For a consumer agreement made online or by phone, you normally have 14 days after the day the contract is entered into to cancel without giving a reason. Tell us by email, phone or a clear written statement. No special wording is required. We confirm cancellation and refund payments within 14 days of being informed, using the original payment method unless you agree otherwise.

We will not begin a service during that period unless you expressly request it. Where the law permits a charge following such a request, it is proportionate to work actually supplied and subject to the required pre-contract information. Your cancellation right is lost on full performance only where all legal conditions, including your prior express request and acknowledgement, are met. Paying upfront or signing a mandate alone does not waive these rights. Longer statutory periods apply where required information has not been supplied.

10. Cancellation after cooling-off and refunds

You may ask to cancel at any time by the contact methods above. If you cancel before the service for the relevant year, the proposed policy is a refund of that year's service payments with no cancellation fee. After a completed service, any proposed outstanding charge must be fair, expressly disclosed before purchase and supported by service supplied or reasonable net loss after savings and mitigation, less sums already paid. It must never exceed the unpaid agreed annual price, impose a penalty or duplicate another charge. There is no automatic entitlement in this draft to every remaining instalment: the final calculation requires legal review before use. Payments already earned for correctly completed work are not automatically refundable, subject to your statutory remedies.

If we cannot provide an accepted service, we refund payments attributable to work not supplied. For defective or misdescribed services, statutory rights to repeat performance, price reduction or other remedies remain. We do not charge cancellation penalties where you cancel because of our breach. Refunds will be made promptly and within any applicable statutory deadline.

11. Renewal and price changes

This draft uses opt-in renewal, not automatic renewal. We contact you at least 30 days before the agreement ends with the next year's price, service due window and terms. Renewal requires your affirmative agreement; silence is not acceptance. Without renewal we stop new collections at the end of the payment schedule, subject only to a lawful agreed balance for the current year. We do not change the agreed price during that year. New prices and material terms apply only to a future agreement accepted by you.

12. Complaints, responsibility and consumer rights

Send complaints to accounts@247homerepair.club or call 0333 305 0677, with your name, property and reference. We aim to acknowledge within five working days and provide a reasoned response within 20 working days; if delayed we explain the reason and next date. If unresolved, we identify any applicable alternative dispute resolution scheme and say whether we will participate, as required by law. You may seek independent advice and use the courts.

We provide services with reasonable care and skill and remain responsible for engineers we appoint. We do not exclude liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or other liability the law does not allow us to exclude. Nothing removes your statutory consumer rights. We are responsible for foreseeable loss caused by our breach or lack of reasonable care and skill. We notify you of events outside our control, take reasonable steps to reduce delay, and offer cancellation and refund of unprovided work where delay becomes unreasonable.

13. Your information and applicable law

We use customer and property information to assess eligibility, arrange servicing, administer payments and handle queries, as explained in our Privacy and Cookies notice. Payment details are handled through the approved payment provider. Marketing consent is separate and optional. English law governs this agreement, without removing mandatory protection available to consumers in their country of residence. UK consumers may bring proceedings in the courts available to them under applicable law.

14. Optional cancellation wording
